From its Spanish Oak lined rock overlooks or steep hills to the numerous locations where water pools naturally after rains, this property offers a canvas for a discerning individual to mold a fantastic and productive retreat.

Improvements: The roads and fences are all in fair to good condition. The ranch has 2 wells, both having large storage reservoirs, and both driven by windmills.
Water: The ranch has 2 wells. Rocky Creek is a major water drainage traversing Schleicher and Menard Counties. Rocky Creek is a rainfall / run-off watershed, which holds quite a bit of water in numerous pool locations and backed up behind small, natural dams across the property.
Wildlife: The ranch has loads of deer and it is uncommon to tour the property at any hour and not see some deer. Also, the ranch has turkey, dove, ducks, predators, and some quail. This ranch is a great hunting / recreational property, with very productive range locations which would accomodate a wide variety of livestock as well.
Vegetation: Dense motts of live oak grow across the entire ranch, there are impressive numbers of Spanish oaks along with great cover from the deeper soil mesquite bottoms. Among the live oak and mesquites are typical other mixed brushes including little leaf sumac, lotebush, green condalia, Roemer’s acacia, cat claw acacia, cat claw mimosa, ephedra, agarita, hackberry, skunk bush sumac, and prickly ash. There is some prickly pear cactus and tasajilla found amongst the mixed brushes. There is a good turf and some of the deeper soil mesquite bottoms could be grubbed and cleared for food plots. This area can grow tons of browse and produces lots of forbes for the wildlife.
