Location: Ranch is located in Central West Texas, 26 miles West of Sterling City, 7 miles East of Garden City, North of Highway 158, 2.5 miles North on Co Rd 307. It sits just 60 miles West of San Angelo and 60 miles East of Midland.
Description:

Rolling hills, broken by large washes, draining to the Apple Creek bottom which traverses property for 2.5 miles in a  NE to SW direction. Glasscock Co Rd 307 cuts across the 1st pasture and passes conveniently by the HQ compound with the house, bunkhouse, shop, etc. Solid turf of strong grasses makes livestock ranching low cost and rewarding. The productive soils create a wide habitat for wild game which gives an owner the option of commercial leases or great family recreation or a combination of both. Abundant irrigation type underground water makes the long term potential for the Apple Creek Ranch one of great potetntial. The property is nearly 1/3 deep soil bottomland along Apple Creek, but still offers the romantic roll and hills of expected from Western landscapes. 

Improvements: The ranch is divided into 3 pastures and a large trap and 2 small traps / water lots with all but one pasture connecting at a set of cattle pens. Good roads and an adequate water system make this ranch a real workhorse. At the HQ there is a 4 / 2 manufactured home, a large bunkhouse which sleeps 12 hunters, a small shop and office, a storm cellar, and various storage buildings.
Water: The ranch has one windmill, and two wells equipped with submersible pumps. Two wells utilize large cement storage tanks, with the overflow from the windmill storage reservoir flowing to a small pond. The water is less than 250' deep with one well being greater than 80 gallons / minute. Seasonal Apple Creek passes through the ranch for +/- 2.5 miles, adding to the beauty and wildlife. Apple Creek has two small earthen dams which hold water after rains, as well as some potential lake sites which would greatly enhance the water features of the property.
Wildlife: The ranch has loads of quail and is estimated to be about 60% blue quail and 40% bobwhite. The ranch boasts some real trophy class whitetails as well as an occaisional javalina.  Also, the ranch has turkey, dove, coyotes, fox, bobcat, and lions. This ranch is a great hunting / recreational property, with very productive range locations which would accomodate a wide variety of livestock as well. Historically, the ranch has run 60-70 AU's.
Vegetation: The property has a solid turf consisting of tobosa, side oats, lovegrass, vine mesquite, buffalo, curly mesquite, and various grama grasses adding to the cover for wildlife, and like most of the West Texas region, other vegetation is comprised mostly of red cedar, hackberry, feather dalia, Roemer's acacia, lotebush, and mesquite. The different prairie grasses and forbs provide excellent sources of nutrtition for the various wildlife types.This is very strong native country.
